“ALL IN ONE” Real Estate Services

Quite often as Realtors we are encouraged to send our clients to their Mortgage Broker to get pre approved for a mortgage before we go house hunting. After we find their dream house they go back to their Mortgage Broker with all the details and as Realtors we wait to make sure they are approved before we remove that financing condition. The client needs to get very close and personal with two service providers- the Realtor and the Mortgage Broker.  We are encouraged to build alliances with Mortgage Brokers and to make them part of our team. There is a lot in common between Mortgage Brokers and Realtors.  Why not be both?

I am a Real Estate Broker and believe in continuous improvement in Real Estate. I was licensed as a Mortgage Broker last July 1,2008. I have taken extra courses over the last year and am now awaiting the AMP designation.

I now have a much wider range of services available to my clients. When I do both jobs well the customer experience is less complicated. I may accept leads from either side and show them that they are best served by using me for both finding and funding their purchase.

I will be more active on the mortgage side and will see how well the theory of “All In One Real Estate Services” works for my clients and my business.  I’ll keep you posted.

Is Print Dead? Long Live The Internet?

Jonathan Nicholas (Leaders Elite www.leaderselite.com) had  a webinar yesterday and the part that I could hear (audio issues) was excellent. The subject was Print vs Internet for Real Estate purposes. Local discussions with fellow realtors in Oakville Ontario indicate that there will be reduced use of newspaper ads. The largest reason for having the ads is that the seller expects it. Personally I do not think print is dead but it is aging quickly.
I will summarize what I interpreted from Jonathan’s webinar.

Interpretation: 84% of the people looking for real estate information will use the internet and basically all of them are satisfied with the media to answer their questions or assist them in their home search.

To provide optimal service for our clients we spend a considerable amount of time and money training. We train and continuously improve on technology, regulations, compliance, and the art of sales. Last week I attended a 1 day seminar put on by Brian Tracy. Brian spoke on 21st Century Selling and the Focal Point. The seminar was inspirational and I purchased the CD/DVD library on many sales topics. Personally I spend approximately 7% of my annual working hours on training. I spend 1-2 hrs each week on Webinars with Mark Leader and Leaders Elite www.leaderselite.com . I was on a 3 day Super Conference with Craig Proctor www.quantumleapsystem.com and now I am going through the Brian Tracy www.briantracy.com  DVDs and CDs.  It is interesting how different training programs complement themselves. Common themes are reinforced by hearing similar training recommendations from three different viewpoints. Continuous improvement and upgrading makes me a better Realtor. Toronto Commercial Real Estate-Get Super Rich Seminar

I attended a Free Seminar today on “How to Get Super Rich with Toronto’s Commercial Real Estate”. I saw an ad in the Toronto Star and the speaker Cherif Medawar gave a great talk for 2 hours. Cherif is an excellent speaker and gave the audience of approx 200 investors lots to consider.  Cherif is the founder of the Institute of Commercial Real Estate which is a training institute. They are promoting a 1 year membership to the “Institute” which includes web site access, fellow investors interactions and commercial opportunities and listings. It was a pleasant 2 hours, I did not sign up for the 3 day session, but I did pick up some useful concepts on commercial investing. I really enjoy the “free” real estate seminars as they are a great source of information and they are also an education on how to run presentations and “close the deal”. Blogging and Real Estate

Some blogging projects that I started in May have been ignored and I am getting back to them now. The inspiration was the Jonathan Nicholas webinar “To Blog or Not to Blog” I set up 3 Blogs to allow “community” members to share information. In two cases the communities are condo developments in Oakville and the third is an Oakville Real Estate blog. They are www.111forsythe.com and www.theshorescondooakville.com and www.oakvillehomeinfo.com   Century21 also has blogging capability on its web site at www.century21.ca/douglas.izon/Blog  These activities can absorb alot of time and as Jonathan mentioned we need to be aware of time spent/results achieved payback. Now I am motivated and will post weekly.

Blog Blog Blog-Dustin Luther

The Toronto Real Estate Board (TREB) put on the annual 2 day conference and trade show May 12 and 13th .www.realtor-quest.ca  I attended 2 sessions by a young man with passion named Dustin Luther. Understanding Your OnLine Competition and Using Blogs to Create Community were attended by myself and around 700 others. I will use the www.realtor-quest.ca bio for Dustin to introduce you to him…”With years of experience generating leads for real estate professionals using internet tools and technologies, Dustin Luther can teach from the experience of an internet marketing pioneer in the real estate space. Prior to Move, he founded Rain City Guide a popular real estate blog that has brought together a diverse set of contributors to provide the leading resource for Seattle real estate information. “

The bottom line is that after the 3 hours of listening to Dustin the idea of social and community networking and communication makes sense. Instead of a 1 way web site that is not conversational in nature there are alternatives that start to engage and involve the community in a larger fashion. Dustin gave some of his secrets away to the point where I have set up 2 community blogs to see if I may engage the selected communities. The first one set up is www.eyesonoakville.wordpress.com which is intended for Real Estate Professionals and the public interested in Real Estate. The second Blog I set up is www.111Forsythe.wordpress.com which is a “community” website for the community of condo owners in this Oakville Luxury condo just being completed.  This is really interesting stuff and as you enter more information on your site the value is increased.
